This ancient house of the 40s, completely restored in 2010, is located in a splendid location of the Maremma Region, with a spectacular view on the countryside and on Argentario promontory. A beautiful outdoor patio surrounded by very accurate garden and an infinity pool will suggest to the visitors relax and serenity surrounded by the smell of aromatic plants, flowers and olive trees. The house, beautifully restored and furnished  two years ago, is very bright with large openings and wide walls that ensure natural coolness and is comfortable with his 4 double suites with en suite bathroom, his large kitchen(45 sqm) with a contemporary taste  opened on the patio and his double living room set up on two levels, with guest bathroom. The farmhouse will easily accommodate up to 10 people.

The dinner areas, indoor and outdoor, have tables to accommodate up to 12 people and the pool area will be a perfect place for a glass of wine overlooking the surrounding olive grove. 5 minutes from the lovely village of Scansano, famous for his production of  renowned “Morellino” wines, will invite the visitors to enjoy the friendliness and genuine spirit of his inhabitants walking by cellars for a degustation of wines and typical appetizers from the region, as well as the numerous musical and gastronomic exibitions organized in the area.The sea is just a 20 minutes drive at most and offers all sports practices from sailing, kite surf, diving, visits to the beautiful  Giglio Island. A few kilometers away is the famous spa of Saturnia with 18 holes golf court, as well as numerous restaurants on some recognized international guides.

 

 

The house is on 3 floors (8+2 people) 300 sqm:

On the ground floor there is a large kitchen in contemporary style  with dining area equipped with dishwasher, oven, gas hob, fridge / freezer, washing machine, a living room with sofa bed, fireplace, TV Sat,  panoramic view from the front door onto the garden outside, a bathroom .

In the two upper floors are located the 4 double bedrooms with en suite bathrooms.An entrance gate is located along the main road and manually opens onto the courtyard of the house where there are 2 parking spaces. The  area is fantastic for a tour in the South of Tuscany, just 20 minutes drive away is Porto Santo Stefano or Talamone, but the house with its garden and its panoramic outdoor covered patio, ensures a holiday of relaxation and privacy. In the 40m2 outdoor living-room/dining-room covered with a pergola made of wood and old tiles, our guests will relax or have diner “al fresco”, enjoying the stunning views on the running hills covered by olive trees till the sea of Monte Argentario. The peaceful location, the absence of direct neighborhood and the hammocks on the patio, will create a fantastic atmosphere for the guests .

Area Information: The southwestern part of Tuscany is known as the Maremma. The region rolls from the steep slopes of Monte Amiata, an extinct volcano reaching the wooded heights of 1738 m., down to the Tyrrhenian Sea. Maremma marvellous sandy beaches, historic towns and mediaeval villages, all of which are worth a stop. The climate here is very mild; almond trees start blooming in February. Ancient Etruscan settlements and tombs dot the landscape and some of Tuscany’s most intriguing towns adorn the hilltops.

The legend say that an angry Saturn hurled a lightning bolt into the ground here, causing warm, sulphurous waters to gush forth from the crater of a volcano. Better documented are Etruscan tales of the spring, thus dating Saturnia’s origins as far back as at least 2800 years ago. In modern times, a thermal spa harnesses the “miraculous properties” of the 98.6° F degree (37° C) water before it all flows nearly a mile away into a waterfall in the open countryside. Here there is also a magnificent Natural Park that stretches along the Tyrrhenian coast from Principina a Mare to Alberese, and up to Talamone. The Park is characterized by important geographical elements such as the last stretch of the river Ombrone, the orographic system of the mountains of the Uccellina which reaches 417 meters of height in Poggio Lecci, the marsh area of the Trappola, and the coast which is both sandy and characterized by steep cliffs. Scansano town dates back to the Etruscans and the Romans as evidenced by the archeological site in Ghiaccioforte. The town is now famous for the success of Morellino di Scansano, the area’s red wine. Wine cellars and shops in and around Scansano are always open for sampling this lively and vivacious wine with its intense flavor and refined bouquet. The weekends during the annual celebration “Settembre a Scansano Morellino e sapori Doc” offer the chance for guided tastings of traditional local produce and Morellino wine.

Vehicles: Due to the fact that many properties in this area can be accessed only by unsealed roads and driveways, we advise people intending to take a sports or low-slung car on holiday, to check with us first whether the access to the property allows for such a car. We advise against the use of vans and minibuses. Please always check with us at the time of booking if you are planning to use this type of vehicle when staying at a property in this area.

 Swimming: If your rental period is outside the period May 15th to September 30dt, please check with us that the pool can be opened. Swimming pools are not enclosed with fences and there are no lifeguards. Clients’ use of the swimming pool is at their own risk.

 Heating: Usage will be metered throughout your stay and you will be charged accordingly. Charges must be paid directly on the spot to the owner or his/her representative before departing. Please note that heating in Italy, when not subject to restrictions by the local Government, is more expensive compared to other countries. If you look for a property in low season, make sure to ask for an estimate of the heating cost. You may be asked to make a supplementary deposit for heating expenses.

 Water and Electricity: Please note that most of the properties in our portfolio are not the typical purpose-built Mediterranean holiday villas. Most are converted farmhouses or former manor houses, full of character and history. Water shortages do occur; please use it sparingly during the summer months. At the same time, Italy is probably one of the few countries in the world where the government has introduced a system of electricity limitators to contain the national consumption. This means you must be careful when using more than one appliance at once because the limitator will shut the electricity off.

 Internet Connection: Many of our properties have an internet connection. From our experience, when a connection is interrupted due to technical reasons beyond our control, it is unfortunately very difficult, despite our efforts, to receive immediate assistance from some of the internet providers operating in Italy. We therefore strongly suggest that those who need to access their emails should bring their own BlackBerry, or a similar portable device. Please note that in any case we cannot accept responsibility for lack of these services
